Buying a real estate property is a very big deal and should really be taken seriously. We all want a home that will provide us with the best quality of living at the most reasonable price. We want a home in a good neighborhood, a neighborhood that has access to what we find most important in our life. May it be near our office, a gym, a mall, a daycare center for our kids, etc. We want a home that can maximize space and has features that can suit our needs.

To help achieve our goals, we need to find the right real estate agents that can cater to all these. We must always remember that choosing the right agent is one of those important decisions that can cost or save us thousands of dollars. We need to find that perfect someone that we can deem worthy to assist us and have business with. That is why it is very important to ask specific questions in order to get the best representation for us.
 
Here are great questions to ask when interviewing an agent:

1. Is this your full time job?
One great way to filter out an agent that can suit your needs, is to find out if he or she is working part time or full time in the industry. Note that there are a lot of great part time agents out there but having an agent that is in the trenches day in and day out are usually the ones who can devote their time for you. These are the agents that can make your objective of selling or buying a house a lot easier.
 
2. What is your track record?

Another great way to look for an agents is to seek proof of his or her accomplishments, especially in the area you desire. Agents that have the experience and have successfully made a lot of sales are usually those with an enormous amount of knowledge in the industry. These agents will be a blessing to you as they can give you all the information you need and will look for ways to answer your inquires the best way that they can.
These agents will also be very helpful especially when there are negotiations to be made and of course they can help with dealing with the tons of paper work that need to be analyzed thoroughly.
Here are a few questions you can ask that go under this umbrella.
What can you say separates you from other agents?
A great agent will be able to answer this question freely and honestly. It is important that when this question is asked, you as a buyer or seller listens carefully on what the agent is saying. This allows you to see if their goals meet your standards and if you all are on the same page. Try to look for one who you believe is trustworthy, dedicated and an excellent negotiator.
A great tip for one to do is to do a background check on the agent. Go online and see his/her testimonials. See what past clients have to say about this particular agent. See how this person works. Is this person ready and available for any questions you might have? And will they always provide you with feedback? From there, one can already see the difference between one agent from another. Having an agent that jives with your personality is also great as you establish a sort of bond with them.
Can you provide your marketing plans and strategy to achieve my goals?
As a seller, you might want to hear how this agent plans to sell your property. What strategies and marketing campaigns will he/she do to attract potential buyers? This agent might plan to post flyers, Craigslist ads, open houses, other advertisements and so on. Each agent is unique with this strategy and can have a certain plan that they are confident will get your property sold.
As a buyer, you will want to know how this agent will look for the best house that suits your needs. Most likely than not, a great agent can provide many homes for you to look at based on your price range, your choice of neighborhood, your required features that the home must have and so on.

3. How long have you been in the industry?

I find that it is best to ask this questions, as a person that has been in the business for a long time has more experience and knowledge that they can offer for you. In medicine and in law, those people with the most experience are the ones who have the best success rate due to their confidence in their craft.This doesn’t, however, mean that new agents in real estate are bad. There are those who are actually proficient, quick and more tech-savvy, and there are those who just need a little experience to get familiar with the everyday process of real estate. These agents may also have a great mentor that gave them enough information they need to good.

4. Do you have enough staff to support your needs?

A good agent is a person who can do his/her job proficiently as possible, to fulfill a client’s wants and needs. A great agent however, is a person who has a great team behind him/her, to help with the usual business obligations so that the agent has all the capacity to go far and beyond what is expected of a client.

Agents that have a team or an assistant behind them are usually more experience and have the resources to get the results that are needed.

5. Do you have a preferred vendor list?

A great agent should have all sorts of contacts in their Rolodex of cards. These contacts that they have can be new but most of them are acquired from years of having business with, a partnership built on success and trust. So most can say it is tried and tested. These contact can range from mortgage brokers, home inspectors, and title companies. There can even be contacts that will work on building, renovation and repairing the real estate property.

If you’re lucky, since these contacts have already worked with the agent, they can provide discounts and will indeed provide the most quality of service to assist you with your needs.
