December is always such a fun month in the valley. There are many holiday events planned throughout this month’s calendar for everyone to enjoy. We have the Christmas Eve Torchlight Parade on December 24th, 2018 and New Year’s Eve events coming up the following week.
 
Winter is so much fun with all the skiing, snowboarding, snowmobiling, ice skating, snowshoeing, sledding and a lot more. So far this season we have received over 70″ of snow. It is really looking like a winter wonderland out there.

Starting off the report is Crested Butte. Currently, there are 17 available properties for sale for single family homes, townhomes-condos, and land in total. There has been a slight uptick in activity in the market compared to this year of last year.

For Gunnison, it looks good. There were 4 single family homes sold for the month on November this year as opposed to the same month of last year where there were only 2. As for townhouse-condos, there was only one property sold but the average sale price reached the amount of $285,000. Currently, there are 46 available properties for sale for single family homes, townhomes-condos, and land in total.

For Mt. Crested Butte, there was only 1 single-family home sold for the month of November as opposed to the same month of last year. Though despite this, the sold price for the property reached the amount of $1,550,000. For townhouse-condos, the number of houses sold was at 13, the same number of properties sold from the same month of last year but the average sales price went up amounting to $611,846. Currently, there are 97 available properties for sale for single family homes, townhomes-condos, and land in total.

Ending the report and on a high note for that matter, we have Crested Butte South. CB South maintained its number of sold single family homes to 5, the same as last year of the same month. There was also one sold townhouse-condo for the month of November, which of last year of the same month had 0. There was also an increase of number of land properties sold for this month, amounting to 2. Currently, there are 35 available properties for sale for single family homes, townhomes-condos, and land in total.

So what does all this mean to you?

To sum up everything. November sales seemed quite good. A lot of communities had good sales and increase their numbers as opposed to the sales from the same month of last year. Winter months sales are drawn out over more months than in the summer and can be slower but we are off to a great start.  My prediction is that 2018 will have a solid ending and up tick in the market.
