Market Update March 2020

This March has turned into a strange time. Many of our usual norms of life has been halted due to the Cornoa Virus pandemic. Schools, a few businesses and even our beloved ski resort is closed. We are staying positive and believe that these precautions were made for the protection and safety of our community.
 
As for The Heather Woodward Team, we have temporarily closed our office to keep our clients and my team safe. This is okay as my team is working remotely. We have been practicing this method of work from time to time, even through last year. So at least this transition of working off-site is not something out of the ordinary for us.
Despite all these changes, my team and I are working on a few things to help you and our community cope in these strange times. Looking out from my window, the landscape looks gorgeous and peaceful. You can still relax and sip a cup of coffee and while admiring nature from the comfort of your home. If you want a quick bite, there are several restaurants still providing hot meals by offering curbside pick-up. Overall, I’m very hopeful that we can get through this quicker than expected.

Starting off the report, we have Crested Butte. For single family homes, we had 330 Sopris Avenue that sold for a whopping $1,400,000. Like usual, single family homes in this area have an average sales price of one million dollars. For townhouses and condos, we had 709 Maroon Avenue that sold for $785,000. Overall, we have 41 properties available for single family homes, townhouse/condos, and land combined in the area.

Crested Butte South‘s sales were a bit low for the month of January and February, though if you look at the table above, the stats have indeed improved, comparing it with stats from last year during the same month. This February had a single family home, located at 134 Huckaby Way, that sold for $645,000. We also had two land properties that sold. One is located at 225 Cisneros Lane that sold for $125,000 and the other is located at 17 Shavano Street, which I personally handled, and sold for $145,000. Currently 44 properties are on the market for single family homes, townhouses and condos, and land.

In Gunnison County, we had a total of 10 single family homes sold, accumulating to an average sale price of $675,999, which is higher than that of last year of the same month, which accumulated to an average sales price of $472,662. For townhouses and condos, we had an increase in sales, having 18 properties sold comparing to February of 2019, which only had eight. The average sales price for these types of properties accumulated to $361,868. Overall, there are currently 316 single family homes and townhouses and condos available in the market.

Last on the report we have Mt. Crested Butte, which had a single family home at 27 Hunter Hill Road that sold for $565,000. For townhouses and condos we had 10 properties sold, compared to last year of the same month, which only had four. For land we had one property located at 81 Anthracite Drive that sold for $255,000. There are currently 134 properties on the market for single family homes, townhouses, condos, and land.

So what does all this mean to you?

In conclusion, we have noticed that sales have greatly improved, comparing it with January’s data and with the data from last year of the same month. For Crested Butte, we saw the trend of single family homes sold, reaching an average sales price of over $1,000,000. In Mt. Crested Butte we saw that people were really interested in properties in this area, particularly when it comes to townhouses and condos.
We expect a good number of tourists to come to town for March and we can hope that there will be great sales. Already I have a property, located at 85 Snodgrass Lane, that went under contract for our sellers in just 5 days, and its list price at the time of contract is $1,195,000.
