Here in Crested Buttethe off season has been quite relaxing. With the winter surge of tourists that came in and now gone. Despite these slow days, people can, and should take advantage of the many things that are usually hard to find or very expensive during the peak seasons. One such advantage are the affordable flights coming in and going out of Crested Butte and the Gunnison Valley. Surprisingly affordable this time of year!
 
Hotels, resorts, shops and restaurants also take this time to offer many deals and promos that help attract potential clients to visit them. Hiking and biking are also something to take advantage of, Hartman’s in Gunnison is also one of the first biking and hiking spots to open in the spring when everything else is still covered in snow. We spent a fun Saturday there a few weeks ago with a cookout and bonfire under the moon and stars. It was fantastic!

Gunnison County’s sales look good. For single family homes, there were 25 new listings which is lower than that of last year’s number, which amounted to 27. There were 10 properties sold, which reached an average sales price amounting to $718,020. For townhouse-condos, we had 17 new listings compared to last years number, which had 30. The number of sold properties was 18, which is the same number of homes sold comparing it to last year’s sales of the same month. Despite this fact, the average sales price is higher that that of last year of the same month, amounting to $448,250.

In Crested Butte, single family homes sold for an astonishing average price of $1,387,600. Again, this seems to be an on going trend in Crested Butte. Luxury homes are the number one choice of properties being sought after. Overall, there is a total of 35 properties available in the market for sale. These are composed of single family homes, townhouses – condos, and land.

In Crested Butte South, one single family home that sold for to $417,000. In the category of townhouses and condos 2 properties sold, having an average sales price of $414,500, which is a great improvement compared to last year, where the average sales price was only $348,000. There are currently 32 properties in the market for single family homes, town-homes and condos, and land. Vacant land makes up a majority of those numbers.

In Mt. Crested Butte, 2 properties were sold amounting to an average sales price of $712,000. Townhouses and condos, had 4 sales and received an average sales price of $886,375, compared to last year, where the average sales price was only $331,250. There were also 2 land properties sold, having an average sold price of $234,099. There are currently 102 properties on the market for single family homes, town-homes and condos, and land.

So what does all this mean to you?

The off season sales look to be slightly slow around, but it’s perfectly normal. It’s our mud season and mother nature has continued to deliver us lots of moisture including snow.  It is absolutely stunning to visit Crested Butte when the wildflowers are at the peak of their bloom. The experience of hiking and biking around is heightened with the picture worthy and selfie scenery. After all, Crested Butte is known to be the Wildflower capital of Colorado.
